Management Fees

Our policy is straight forward, with no hidden fees or charges. There is no management fee charged during vacancy periods. Once rented, RPM charges 10% on collected monthly rent. The fee is discounted to 8% of the collected rent if the owner has at least 3 single-family properties under management by RPM.

After the property has been rented, $300 will be placed in a reserve account which will be maintained at all times for the expenses/bills on behalf of the owner; this is taken from the first month's rent only. This allows us to pay the contractors in a timely period, (we generally pay all contractors' invoices every Wednesday) rather than waiting 30 days as many management companies do. This facilitates a strong business relationship between RPM and our vendors, ultimately passing on fair and honest pricing to our owners, as well as prompt service.

At times, there is a leasing commission paid by the owner to the referring agent after the rent & deposits have been paid. Each of these fees, if applicable, will be deducted from the tenant's first month payment.

Should the owner request RPM to remodel the home or do excessive repairs or maintenance not caused by tenant(s) that RPM placed in the property, RPM will add a 10% surcharge to any repairs over $500. Examples of this type of work :

having a landscape contractor install backyard to meet HOA requirements or
paint or install new carpet prior to marketing the property.
